As U.S. Cities Crumble, Demand For Rural And Suburban Properties Is Soaring

    This represents a major shift because prior to 2020 we had seen a tremendous boom in real estate prices in large cities such as New York, San Francisco, and Seattle.  Now a lot of those buyers have become very motivated sellers, but there just isn’t a lot of demand for tremendously overpriced homes in core urban areas that are currently being torn to pieces by rioters.

    Meanwhile, prices for rural and suburban homes are being pushed up as an increasing number of Americans seek to get away from the major cities.

    At first, it was the coronavirus pandemic that was the primary reason why so many people wanted to move.  According to Redfin, page views for homes in rural communities and small towns were way, way up in March as the virus began to spread aggressively in the United States…

    A report from Redfin (NASDAQ: RDFN) highlights this trend, showing that by late March, the seven-day average change in page views of homes in rural and small towns was up 115% and 88%, respectively.

    Of course, now the worst civil unrest in decades has been added to the equation, and this has caused even more city dwellers to consider a change in residence.  In fact, one poll found that approximately 40 percent of all city dwellers “are considering leaving”…

    A recent Harris Poll found that more than 3 in 10 people in America say the pandemic makes them want to live in a rural area. And, 1 in 4 now want to live in a suburb exterior to a major city. In a separate Harris Poll, it was found that nearly 40% of city dwellers are considering leaving the city due to the pandemic.

    Unfortunately, not everyone will be able to move.  In an economic environment where more than 42 million Americans have already lost their jobs, many people will be doing all that they can to cling to the jobs that they still have.

    But for those with the liberty to live wherever they want, this is an opportunity to make a dramatic change.

    At this point, even urban real estate markets that were once red hot like San Francisco appear to be cooling off in a major way

    Amid the depths of a global pandemic and financial downturn, the demand for real estate is unexpectedly rocketing in wealthy regions outside San Francisco, reports Bloomberg. Agents say that demand is soaring in affluent areas around the Bay Area such as Napa, Marin and further afield in Carmel, as people who have the means look to get away from the city. Meanwhile, the market in San Francisco and Alameda County is still well below where it was last year.

    Elsewhere, Lake Tahoe has also seen a surge in real estate interest. The prospect of living out of the city on an alpine lake while maintaining a career is appealing for a new generation of young buyers, as many tech companies have signaled that remote work may be the new norm for a long time.

    During the good times, our big cities had a lot to offer.

    But now, many city dwellers have become completely convinced that their communities are simply no longer safe places to live.

    Just look at what is happening in Chicago.  The last day in May was “the deadliest day” that the city had seen “since at least 1961″…

    The city of Chicago notched a grim milestone last weekend, as 18 people were murdered on Sunday, May 31 alone, marking the deadliest day in the city since at least 1961.

    The University of Chicago Crime Lab’s numbers do not go back further than 1961, so it’s impossible to say how long it’s been — if ever — since so many people were murdered in the city one 24-hour stretch.

    We have come to expect a very high level of violence in Chicago, but one local expert says that the number of murders on that particular Sunday was “beyond anything that we’ve ever seen before”

    “We’ve never seen anything like it, at all,” the crime lab’s senior research director, Max Kapustin, told the newspaper. “I don’t even know how to put it into context. It’s beyond anything that we’ve ever seen before.”

    Chicago’s next most violent day was Aug. 4, 1991, when 13 murders were recorded.

    At one time, America’s beautiful shining cities were the envy of the entire planet.

    But now thousands of retail outlets have been boarded up, homelessness is absolutely exploding, and it looks like there will be much more rioting, looting, and violence in the months ahead.

    I have been writing about the plight of our major cities for many years, and even though I have been relentlessly warning that this was coming, it doesn’t make it any less sad.

    I have really been feeling so sad lately.  Things didn’t have to turn out this way for America, but our choices have consequences, and we have been making really bad choices for decades.

    Ultimately, I am quite glad that I was able to get away from the big cities when I did, and countless other Americans have made the exact same choice.

    Now we are potentially facing a mass exodus from the major cities in the months ahead, and that will likely drive real estate prices in the most desirable small towns and rural communities through the roof.

    Those that are wealthy will be able to afford such prices, but many others may find themselves completely priced out of the market and unable to relocate.

      2. A friends sister is an attorney and has a company that does the title search for real estate. They reside in North NJ and as of two months ago business was booming from an exodus from NYC. This was because of COVID-19 and before the riots which likely will accelerate this trend. Demographics, crime rate and climate will weigh heavily in many peoples decision on where to relocate.

      3. We cannot have an economy that is based on trading stocks, currencies, and commodities, and spying, healthcare, and education. All of those are merely services and do not produce anything at all. Healthcare providers and educators complain about money spent on defense and prison and demand that those financial resources are allocated to their sectors, while failing to admit that both the education and healthcare sectors are in fact guilty of hogging more and more of the pie themselves. America does spend too much money on defense, prison, and law enforcement, but America also spends too much on education and healthcare, both with disastrous results. See, it is not the spending part that makes people healthier or smarter. Nobody wants to admit it, but it is true. American citizens have been tightening their belts year after year, having more and more of their hard earned money transfered over to government bureaucrats that force inadequate, obscenely overpriced services down their throats and force them to pay for them. That works out pretty damn well for the service providers, which have proven to be nothing more than destructive parasites, that will be perfectly content to lead America into something similar to the 100 years humiliation in China. Nearly all of our manufacturers have left America. They claim to be American companies, they pay no income taxes, many of them spy on American citizens and they incite international havoc as well as being terrorists on the loose for both the 9/11 attacks, which they are guilty of, as well as the COVID hoax and lockdown. They also pit the American government against China because of Huawei, ( which they handed national security secrets over to the Chinese government for in exchange for cheaper labor, less labor regulations, and less environmental regulations ) and tne Chinese government against the American government because of import taxes on their products which are made in China. Now they are lobbying Trump to end ties with China and negotiate with Modi to transfer all manufacturing to India, still leaving Americans in the lurch.

        The notion that we should spend $100 billion on contact tracing is an absurd and ludicrous proposal of not only the most wasteful spending imaginable, but the most abusive and predatious spending as well. 

        Are Americans now so mentally incompetent that the only skills that they have are to spy on people, and trade stocks? The teachers have proven to be guilty of fraud if that is the case, with per pupil spending in excess of $12,800 per person a year,  they should all be brilliant geniuses for that mount of money, and they should be capable of more than spying and trading as well! We need to start transitioning to non-nuclear renewable energy because it is limited in supply, and it will soon be gone, in addition to it being extremely destructive to the environment that we all depend on for survival. Try surviving without clean water, air, and non-toxic food and see how long you can last. We also need a national homestead act, because there is a shortage of single family homes, and we need to repair our infrastucture.

        Americans has sinned against God, against themselves, against their neighbors, against their nation, and against nature. What do you expect to happen? For God NOT to judge us would make him less. Our sin has exceeded that of Sodom and Jerusalem, we have played the whore with false gods, false knowledge, and false science.
        America is so corrupt and evil that it does not even know good anymore! Hypocritical know-nothings virtue signal and pontificate on sacred topics and pretend they are wise. People actually believe that stealing a person’s life by locking them in a cage for a thing that any conscious adult human has right to do is a good thing for society. The fools do not realize that when liberty is gone, so does industry and motivation.

        I pray every day that God judges America with finality. BOOM! Let it be destroyed, let the people lament, let the people experience loss, let the proud be humbled, and let the evil ones be killed and their carcasses left for the vermin. Every country that American neo-con corporations have taken root has left people’s scarred and tainted by American “exceptionalism”.

        Too many sins for too long. Face the sheet music and stop whining!

      6. Glad I sold my overpriced grid tied house in the belly of the beast of a large City in FL back in 2015, and bought with cash, paid for my Rural Country Off the Grid BOL. Less than $100 a year per wooded acre in property taxes. 1130 Ft of fresh waterfront, amazing nature and wildlife. Have 4 deer that like to live on my property and they come right up to my door every day looking for me. 2 years of fawns now bigger have lived 95% of their life on my few acres in the woods. They are my buddies and come out and within a few yards daily to see what I am up to. I just acquired rabbits in April, first litter born last night. And another litter expected tonight. All cages built with extra cages half out of free wooden pallets. Working on a raised garden sprouting platform green house, and need to haul in more dirt for a raised garden. No Utility bills in over 5 years, burn my trash and haul the other 80% off to the recycle bin. Well and septic onsite and I’m watching the chaos unfold in the cities and glad I took action and moved. Glad to have prepared and into this SHTFPlan site since about 2010. I am way ahead of the curve here with this shared knowledge and reader comments and input. The SHTF Plan Article that awoke me was the article. “What happens when the trucks stop running, and the food shortages run out in 3 days. 2010 Era? And the Obama treasonous gun ban and ammo shortages then too got me into gear and started prepping big time to move out to the country and off the grid as much as possible. Its not going to get any better, so no time to fiddle. Get busy, you life depends on it. Oh and my County here is 98% White Folks. We don’t have those inner city problems over here. They would not last long in Redneck Gun County where trespassers get fed to the gators. And they are looking hungry lately for meat.

        I think my property will be worth a lot in the years to come. No Brainer. Cheap living and away from the City Scam and chaos that keeps you broke from taxes, dependent and distracted with glittery shiny objects. And city dwellers, forget trying to grow a back yard garden and water it with city fluoride and toxic chemicals in the city drinking water supply. You better build a rain catch and store rain water for garden growing. I tried to grow a garden in the city back yard. Grew enough beans to fill one kettle. lol You will starve in the city in this upcoming collapse and grid down for years. Its coming, count on it.

      8. Elections where ballots are cast rarely accomplish much (remember what Mark Twain said, “if voting made a difference they wouldn’t let us do it”). The will of the people is diluted by the constant issues that break apart common unity (this is purposeful), or our will is dissipated in the political system. Rather, voting with one’s feet is far more effective. To prove that, the North commenced a 4 year war on the South because we voted with our feet.
        The people leaving the urban centers are mostly younger, better educated, or are wealthier retirees. Many are tired of higher taxes, and want to escape the crime, daily stress, ridiculous cost of living, lousy schools, and loss of freedoms. But they all seek a better quality of life, not wanting their children to be part of all that any longer.
        They are voting with their feet! And the cities don’t like it! People and businesses are leaving certain states too. Leaving them with large reductions in tax revenues. Those who pay most of these taxes need less gov’t, those who pay less or no taxes require more gov’t and its services, leaving behind a lop-sided number of tax eaters, which is contributing to huge, and unsustainable local and state budget deficits.
        Urban centers and cities across the US are gradually becoming areas of acute white minorities. Cities are becoming poorer, economically and politically unstable, violent, with declining quality of life. I hope they enjoy their inevitable socialist decline.
        Personally, I and many I know are enjoying seeing the fragmenting. We want to see them dissipate their violence and destruction on each other. Most of the country is completely unaffected. Let those states and cities render themselves to the point where they can no longer project their political power beyond their own borders. Eventually, the center cannot hold. Those states and urban centers that once served to be great assets to the fed. gov’t will now be huge liabilities.
        All we ask is that when people move to different areas don’t try to remake us into that which they left.

      9. Oh no you don’t! You big city freaks who love the big city filth and crime just stay where you are. You made the mess you live in by electing more crooks and criminals in public office, so as my wife says “what you cook, you have to eat”. We out here in the serene countryside don’t want you bringing your sordid lifestyle with you out here. Just consider one thing: Out here we take care of our own, we don’t call the cops, and we don’t bow down to anyone, no matter their color or intentions. You really wouldn’t like it here anyway since you have always considered most country folks to be mostly ignorant, inbred degenerates. And btw, not every town in the rural country is called Mayberry, and not every man is named bubba or goober.

      10. This woman, Kaba is here name, who lived in Chicago, now back in NYC. She is originally immigrated here from Guinea and Ivory Coast. She calls herself a community organizer, she specializes in “racial justice, gender justice, and restorative justice”. She wants to abolish all police departments and prisons. Why? So we can have a country like where she came from? If she is so concerned for her fellow humans why doesn’t she go back to the countries she came from, that desperately need all the help the can get. These countries are wracked with violence against their own kind, child slavery, pervasive impoverishment, altogether corrupt gov’t, you name it. They need help far more than anyone in the US. What a total hypocrite.

      11. In my semi-rural region, now in development, I could smell the smoke of an Amazon fulfillment center burning.

        A newer, bigger one is in the works, but we are still politically unstable.

        The assessor cannot determine the value of clearly-abandoned properties, until he knows how much you will be paying for the big box stores in property taxes.

        Perhaps, I am the wrong color / politics / religion.

        Perhaps, evaluations will be immediate for the demographic replacements, clogging the newer developments.

        Forgetting about 666 vaccines, WW3 against Mystery Babylon, and Giant Meteors of Doom — if artificial scarcity just goes on as we know it, without any more wild cards, ever again — the Kyosaki / Ducey article is generally true, in that you will need a financial angle or a miracle of the supernatural, before you have a right to exist.

      12. Black lives matter?
        Black on Black violence in JUST Chicago, outnumbers ALL nationwide Police involved black deaths. 60 people shot on one recent weekend? Why wasn’t that protested? Blacks murdering other blacks.

        Police actually shoot more non black people than black.
        Look at the numbers. Police murdering Americans is a problem. Not just black Americans, ALL Americans.

        If black lives matter?
        Then why do blacks have the absolute HIGHEST abortion rates? Why don’t the Lives of Black babies in their mothers wombs matter? Why do black mothers murder innocent babies in their womb? What could be more savage than a mother killing her own innocent baby? ANSWER THAT.

        How many black people have been murdered by BLACKS since the riots begun? How many Black Police officers have the rioters murdered in recent events?

        Why didn’t the lives of the Police officers that were murdered in Dallas matter? What about their wives, mothers, children? Why don’t they matter?

        A man goes to work to earn a living for his family, then is killed by a racist black murdering moron. Why no protest against the kilkler?

        The Black Lives Matter group is a front for AntiAmerican-Anarchist-Communist violent criminals. Rioters-Looters-Burners are not “protestors” they are CRIMINALS. Media is causing problems. Weak pandering politicians are allowing criminals to run amuck. FIRE THEM ALL AT ELECTION.

      13. Although radio silence would be peaceful, at times, I am not presently under duress.

        For now, I am tired of this format, it’s slowness, lack of an edit function and other user-friendly features.

        I still maintain that capital, as we know it, today, originates from a 5th plank lending monopoly. The relationship between corporate welfare and welfare statism is trickle-down, not a class-ist tug-of-war, as Hegelians have led us to believe. Any undesirables, from any tranche, may just as well be defunded or precluded from their fake busywork, in which they have earned nothing from me, personally.

      15. This is a phased process and here are the phases:

        1) N#ggergeddon: This is the consequence of uncontrolled borders and out of control global migration. Cities in the West are filling up with expensive and dependent trash from the third world. These individuals will never be a net gain to these cities and their demand for free everything will overwhelm municipal budgets and cause the withdrawal of services (police, garbage collection, street sweeping etc.). As that happens the wealthy and productive will flee the cities.

        2) The n#ggering: This could last up to 10 years. Total decay in the major cities. So-called ‘free zones’ run by thugs, crime gangs etc. Civil war in some places; racial war in others. Property prices will crash and condos etc. will be occupied by impoverished black families until they also fall apart from neglect. Think of what happened to New York in late 60s and 70s.

        3) Renaissance: Under Chinese tech leadership, cities will be revived and re-built but only as invitation only places run under tight tech surveillance and control by major companies. The violent black communities will be moved out and sent elsewhere because they will fail to pass the traffic light system that assesses if a person is safe and sound city resident. Chinese and Israeli companies will pick up prime property for pennies and re-develop it. Every year there will be fundraisers to help the sad and poor black communities far away somewhere in the country. Then everyone will get back to living their lives and what was once diversity America will be just a nightmare people will shake their heads about.

      16. The SHTF in California. 20% unemployment. Most of the conservatives have left year after year. The cities are festering with homeless,drugs, filth and disease. The beautiful beaches are full of trash and needles. People will give you the finger before saying hello. Crime is surging. Taxes are insane. Property taxes increase every year. Property prices are collapsing. Rental vacancy are surging. Even immigrants are not moving to California.
